Hole-in-one for turkey real estate?

Turkey’s first golf resort incorporating residential property is on the horizon…

Turkey Developer Artev Homes claims its Kusadasi Golf Resort project will be the first to have residential property situated on site.
 
Artev Homes’ sales and marketing manager, Alex Ward, told Overseas Property Professional that golf had to make its mark in Turkish real estate so that the country could continue to make a strong offering outside the established markets: “You can’t sell a property in Spain now without a golf course, so it’s a natural progression for us as a developer to move into that market. A lot of people can’t afford to buy property in Portugal and Spain which is why they naturally come to Turkey when they still want the same things like weather, climate and golf.”
 
Exciting prospect

For Turkish Homes’ director Clair Walker, the emergence of golf is an exciting prospect. However, she feels that the country has a way to go before it can be a big player in the golfing property sector. “There are a lot of resorts which have started to build golf courses [with properties then built on the outskirts] but it cannot be compared with Spain and Portugal yet because it is still an emerging market.
 
“It’s all new and all moving, lots of people are investing money and it’s happened in a short space of time. Turkish developers are also paying much more attention to detail now because they know what foreigners want. That’s why golf is coming.”
 
For those agents considering Turkish golf property for their portfolios, Ward said that the entry level is the key advantage. “You’re a lot more likely to sell Turkey based on price, and it’s not just with golf but spas on offer here too. It’s a hell of a lot easier to sell than other places that don’t have the same facilities. Plus there are good commissions to be had.”
