Appetite for budapest property stays strong
Appetite for property in Budapest has stayed strong over the last two years, according to TheMoveChannel.com's latest At a Glance report. The infographic, which compares activity on the portal in the past 12 months to the same period in 2013, shows that Budapest is the most popular property hotspot in Hungary.
The capital is still the most sought-after location , accounting for almost 1 in 10 searches (8.6 per cent) for property in Hungary between June 2014 and May 2015. While this is down from 38 per cent in the 12 months to May 2013, Budapest is also home to four of the top 10 searched-for locations.
Interest has also risen in Heviz, which is the second most searched-for location, up from 26th, and Kezthely, which is now the third most popular hotspot. Buyers have turned away from Tiszaigar, Veszprem and Siofok, though, with each falling out of the top 10.
Budapest also dominates among more serious property hunters, with the city making up one in four Hungarian real estate enquiries on the site, down slightly from 3 in 10 in 2013.
Demand for property in Zala surged, fuelled by the rising popularity of Heviz and Kezthely. The area now accounts for 1 in 4 searches, up from just 1 in 20 two years ago. Demand stayed stable for Somogy and Jasz-Nagykun-Szolnok, thanks to steady interest in Karad and jaszszentandras, both of which were in the top 15 most searched-for locations.
The top five regions were completed by Heves, with its share of enquiries falling from 1 in 4 two years ago to 1 in 20.
Within Budapest, two districts continue to lead demand: the fifth (Budapest V.) and sixth (Budapest VI.). Buyer interest, though, is gradually shifting from the seventh district (Budapest VII.) to the ninth (Budapest IX.).
The At a Glance infographics also chart buyer behaviour on Google, with all major keywords relating to Hungarian real estate seeing an increase. Buyers tend to search overall for "Hungary property", with searches for the keyword doubling across the 12 months to May 2015 compared to the same period two years before. The biggest increase in searches, though, was driven by interest in "houses for sale in Hungary", which soared 246 per cent.
Director Dan Johnson comments: "Budapest remains the most popular property hotspot in Hungary, as the capital remains an attractive destination for both tourists and house hunters. Within the capital, though, there are changes, as the diverse population of Ferencváros attracts buyers away from the costlier central locations.
"Hungary's spa resorts also continue to drive international interest: searches for Heviz multiplied 16 times in the past two years, turning Zala into the second most popular region in the country."
