Nick Barnes, international residential research partner at Knight Frank, recently commented:  â€œWhilst there are some areas where an investor could realise a return, there were many others where they will not.

”East Germany is one area investors should think twice about before buying property. Berlin in particular has its own economic issues that need to be resolved. For good locations, Munich stands out, along with Frankfurt, Hamburg and Stuttgart."

Mr Barnes added: ‘Potential investors need to consider wider economic factors before making a purchase. People to keep an eye on the strength of the euro in relation to sterling as you don't need too much of a swing to turn profit into loss".

In May 2007, the Global Property Guide reported that Germany offers "moderate" rental yields.
