Sal most sought-after cape verde hotspot

Sal is the most sought-after property hotspot in Cape Verde. A new infographic from TheMoveChannel.com reveals that the oldest island is the most popular, accounting for almost two thirds of all enquiries for Cape Verde real estate.

Sal is the most sought-after property hotspot in Cape Verde. A new infographic from TheMoveChannel.com, which compares activity on the portal in the past 12 months to the same period two years ago, reveals that Sal's popularity has soared since 2013.

The oldest island accounted for two thirds of all enquiries in Cape Verde between March 2014 and February 2015, overtaking Boa Vista to become the most in-demand hotspot. Boa Vista accounted for more than half of enquiries in the 12 months to February 2013, but its share of activity has dropped to 31.88 per cent in the past year. Over the same period, Sal's share of activity has risen from 38.96 per cent to 63.35 per cent.

Sao Nicolau has also increased in popularity, rising from fifth place to third place in the past two years. Santa Antao's share of enquiries climbed from 0.48 per cent in the 12 months to February 2013 to 1.04 per cent in the 12 months to February 2015, taking it from the seventh to the fourth most popular island in Cape Verde. Maio and Santiago declined in popularity, falling from fourth and sixth place to sixth and seventh respectively.

Sal is the first port of call for international buyers, with tourists targeting Santa Maria in particular: the fishing town accounted for 68.04 per cent of all searches by location between March 2014 and February 2015, up from 62.87 per cent two years ago. Buyers are also increasingly looking for property in Boa Vista, with searches for property in Sal Rei doubling from 6.33 per cent in 2013 to 12.75 per cent in 2015.

Sal Rei, though, was overtaken by Porto Novo, which accounted for 12.96 per cent of enquiries, despite receiving no searches in 2013. Searches for property in Mindelo have fallen, while searches for Praia real estate searches have, in real terms, plunged 95 per cent. There were no searches for property in Ribeira Grande in the past 12 months, down from 0.42 per cent of enquiries two years ago.

The At A Glance infographic also charts search activity on Google for property in Cape Verde. Overall, the number of searches for "Cape Verde property" have declined by a third in the past 12 months compared to the same period two years ago. Searches peaked between June and August 2014, surging 86 per cent compared to the previous three months.

Searches for "property for sale in Cape Verde" and "property in Cape Verde" increased, though. Buyers also become more interested in specific types of property: in 2013, there were no searches for "Cape Verde apartments", "apartments in Cape Verde" or "houses for sale in Cape Verde". All three were the subject of searches in the past 12 months.

TheMoveChannel.com Director Dan Johnson comments: "Sal has always traditionally been the most popular Cape Verde island among tourists, but Boa Vista was the go-to destination for overseas property buyers in 2013. In the past two years, though, Sal has stolen the top spot, overtaking Boa Vista to become the hotspot of choice among investors.

"Santa Maria has been the driving force behind Sal's rising popularity, consistently accounting for two thirds of location-based searches in Cape Verde on TheMoveChannel.com. In 2013, Boa Vista boasted more property listings, causing buyers to turn to Sal's southerly neighbour. Since March 2014, though, Boa Vista's listings have decreased by two thirds, while Sal's number of listings has more than doubled. Sal in total has had more than three times the number of listings for sale than Boa Vista in the past 12 months. That higher level of supply fuelled buyer demand, driving up the island's popularity among investors."

Johnson adds: "A drop in general Google searches for Cape Verde property suggests that buyers may be turning elsewhere in the Caribbean, but the At A Glance infographic also reveals a rising number of searches for certain types of property on the islands. Where buyers were previously concerned with where their property would be located, the interest in specific types of real estate suggests that the investors who are looking for property in Cape Verde are more serious."
