Pattaya dominates demand for thai property
Pattaya is the number one property market in Thailand for foreign buyers, according to TheMoveChannel.com's latest infographic. The infographic, which compares activity on the site last year to two years earlier, reveals that Pattaya has overtaken Phuket, with the province of Chonburi accounting for 52 per cent of all Thailand enquiries.
Searches for property in Phuket rose in 2014. The hotspot accounted for 13.51 per cent of all Thailand searches on TheMoveChannel.com in 2012, a share that increased to 15.63 per cent in 2014. Indeed, buyers were increasingly attracted to Phuket's range of beaches, with Patong Beach's share of searches soaring from 6.62 per cent (2012) to 17.84 per cent, Kamala Beach's share rising from 0.43 per cent (2012) to 5.42 per cent (2014) and Surin Beach climbing from the 19th most searched-for location to join the top 10 most sought-after places.
Pattaya saw its share of searches drop from one third (32.93 per cent) to 14.11 per cent. Nonetheless, when it came to the buying stage, buyers preferred Pattaya, with the province of Phuket accounting for 19.82 per cent of enquiries in the 12 months to November 2014 (down from 42.92 per cent in 2012) and Chonburi's share of enquiries up from 42.92 per cent to 52.73 per cent.
With Pattaya the only Chonburi location in the most searched-for destinations, its influence is clear. Indeed, interest from international buyers is also spreading into neighbouring provinces, with both Trat and Rayong receiving their first ever enquiries on TheMoveChannel.com in the past year. Rayong made up 5.46 per cent of enquiries, making it the fourth most popular area in Thailand. Trat made up fewer than 1 per cent of activity, but still increased its share of activity from zero.
The findings are a reversal of the trend found in 2012, when buyers mostly searched for property in Pattaya but ended up buying in Phuket. One consistent pattern, though, is that both locations are more popular than Bangkok (2.9 per cent of enquiries, up from 0.18 per cent), emphasising the importance of the tourist hotspots to the country's real estate market.
