Sliema leads demand for maltese property

Sliema is the most sought-after property hotspot in Malta, according to new research from TheMoveChannel.com. The international portal's latest At a Glance infographic reveals that the resort the most searched-for location on the island, accounting for over one in 10 searches on the site in the past year.

The infographic compares activity on the portal in the 12 months to March 2015 with the same period in 2013. In the past two years, interest in Sliema has risen, accounting for 11.6 per cent searches in the year to March 2015, up from 8.8 per cent.

Mosta is the second most popular location, up from sixth in 2013, and accounts for 6.8 per cent of searches (up from 3.4 per cent). Capital city Valletta, on the other hand, fell in popularity from the second most searched-for location to the fourth. Mellieha remained the third most sought-after, holding steady with just over 5 per cent of searches.

Sliema's appeal extends all the way through the buying process: those who search for Sliema also go on to make enquiries about properties available to purchase. Sliema now accounts for almost one in three (27 per cent) of all enquiries for property in Malta. The Northern Harbour district, meanwhile, which is home to Sliema and St. Julian's, accounts for half of all Malta-related activity (47.9 per cent) on TheMoveChannel.com.

The shift towards the North coast is evident when it comes to enquiries too: Northern Harbour's share of activity has risen from 32 per cent two years ago.

The Northern District is the second most popular, but its share decreased from 21.6 per cent (2013) to 16.74 per cent (2015). The Southern Harbour fell in popularity, with its share decreasing from 16.57 per cent to 8.84 per cent, as buyers instead turned to the Western district (14.88 per cent, up from 13.51 per cent).

The infographic also measures Google searches within the past 12 months and compares them to the same period two years earlier. Searches for "Malta property" have risen 138 per cent since 2013, while searches for "houses for sale in Malta" have climbed 221 per cent. Demand for apartments has particularly increased, with searches enjoying an above-average rise of 238 per cent in the past two years.

TheMoveChannel.com Director Dan Johnson comments: "Malta has enjoyed a slight boost in appeal in recent years, thanks to its resilient economy during tough European times. The island's popularity weakened in 2013, with enquiries down 42 per cent compared to 2012, but the 138 per cent increase in Google searches in the past 12 months compared to 2013 indicates growing interest from overseas buyers.

"One thing that has not changed, though, is the strong demand for Sliema. Malta's north coast, home to both Sliema and St. Julian's, is renowned for its resorts and tourist appeal. This reputation is increasingly drawing holiday home buyers and investors to hotspots around the area: searches for Bugibba have also risen in the past two years. Away from the coast, Malta's historical appeal has also seen a growing number of buyers interested in Mosta and nearby Rabat."
